#1 Upload a Video Market Report To YouTube Every Month
On the first weekday of every month, upload a weekly market report to your YouTube Channel.
Uploading to Youtube is twofold. First, YouTube is the second largest search engine in the world. So uploading your video market reports to YouTube will ensure discoverability when people are searching for things related to your farm for years to come.
Second, YouTube allows you to embed videos into your blogs, emails, text messages. More on that in just a second!
#2 Upload a Video Market Report To Facebook Every Month
On the first weekday of every month, upload a weekly market report to your Facebook Page as well.
Uploading the video Market Report to your Facebook Page also serves to purposes. The first is to update people who have already liked your Page and are familiar with your brand.
The second reason is that Facebook will allow you to boost the video out to local homeowners who live in your local farm who may not yet know you! So in essence, you can reach both warm and cold audiences using your Facebook Page!

These days, you can get videos transcribed for just $0.10 a minute. So if your market update video is 10 minutes long, you’ll only pay $1! My favorite transcription service is called Temi.
Now, you might be wondering, “why would I post the video as a blog if I’ve already posted it on social media?” The answer to that is simple… SEO.
If you want your blog to get found by search engines like Google, you have to blog. Furthermore, your YouTube posts will rank much higher when they’re embedded into a matching blog.
#4 Email Your Market Report Blog Post Out To Your Subscribers
On the first weekday of every month, create an email that contains a link to your Market Update Blog Post.
And remember, this blog post will have the Youtube video embedded and the transcription posted right below. This way, visitors have the option to watch the video or read the blog post.
#5 Text Your Market Report To Past, Current, and Potential Clients
If you’re working closely with someone now (or in the past), and you have a working mobile number for that person, text her a link to your Market Update Video. To do this, just copy and paste the link from your YouTube channel.
When she receives it, the video will start playing right away!
#6 Call Anyone Who Opted In for A Free Home Evaluation
I get it, when you’re generating leads online, you don’t always have the luxury of getting full contact information.
If you’re lucky, they’ll give you a name and number, but if you’re not, you can always use a service to get the number for you. If you’re using Listings To Leads as your landing page service provider, they offer an add-on that will do this for you automatically.
Using a phone number lookup service can be high on the creepy scale, but some are willing to deal with it, if it means getting the sale!
Once you have a working number, pull up the tax records, call them, and say something like…
“Hi There!
I saw that you just inquired about a home value! The property address was 123 Pleasant Street, is that the correct address? Ok great!
I see that that home has 3 bedrooms, and 2 bathrooms, and 2,930 sq ft… Does that sound about right? Great!
Wow, this home is in a great neighborhood… I love [say a few things you like about the neighborhood] So…. I’m always on the lookout for my buyer clients …Do you happen to know if any in your neighborhood is thinking about selling?
Oh, wait… So you’re actually thinking about selling? That’s awesome!
I work with a lot of buyers in the area. Would you mind if I swung by for a few minutes to take a look and maybe a few photos… to see if your home would be a good fit for any of the clients I’m working with?
Great! Would 4 pm today or 9 am tomorrow work better for you?”
#7 Mail A Letter To Anyone Who Opted In for A Free Home Evaluation
Handwritten envelopes get opened! So every time you get a new home value lead, sit down and write the lead a letter. Include a little introduction that explains who you are and how you can help them along with a CMA on their home.
#8 Upload Your Home Value Leads Into A Facebook Retargeting Audience
When a new Home Value Lead comes in, add them to a custom audience. When you do, you can run ads to that person to stay top of mind until they’re ready to buy or sell!

#9 Add All Buyer Leads To Listing Alerts
Following up with buyer leads is easy, because buyers only want one thing… Listings! My favorite listing alerts tool is called RealScout.
I like it for a number of reasons. First, it’s easier to use than Zillow and Redfin, so the leads will actually enjoy getting your listing alerts over other services. Second, it emails the lead automatically, on a daily basis, using natural language – So the emails look as if they’re personally written. And finally, you can track all of the leads to see what homes they are looking at and message the lead directly inside of the program.

A newsletter is one of the best ways to stay top of mind with your local farm. But there’s a huge caveat here…
Your newsletters can’t be all about you! Those kinds of newsletters don’t work at all.
But if you send a weekly newsletter that’s helpful, fun, and filled with content that your farm finds valuable…. You’ve got gold!
