This is one of the greatest quotes I’ve ever seen on Instagram.

Because it’s true. Real Estate Marketing has changed.

The reason why this quote was so funny is that it’s true for me, and for tons of others.

The truth is, people just don’t like talking on the phone anymore. My grandmother is 90 and even her primary method of communication is now text. 

I’ll be the first to admit that I’m almost kind of annoyed when people call me about something that could have been sent quickly via text. 

And it got me thinking… surely I can’t be the only one…right?

So I went on my Instagram Stories and created a poll. And you wanna know the results? 91% of you said that you preferred text! 91%! Wow. That’s a ton of you. But honestly, it’s not that surprising.

Calling is The New Fax Machine

So if 91% of you said that you prefer to be texted instead of called, then why are you always complaining about not being able to get phone numbers from new real estate leads you’ve generated online? 

Yes, I just kinda called you out for it. Because…

Communication methods have changed and everyone needs to follow suit. 


Would you still fax people if they preferred to be emailed?

Would you stop by in your horse and carriage if they preferred to be face-timed?

Nope, nope, nope. I didn’t think so…

The New Way To Capture Real Estate Leads

In the past, you would get their phone number and then earn their business. But times have changed.

Now, you need to earn their business before you get the phone number.

I mean seriously, who’s giving out phone numbers these days? I give CVS a fake number every time I enter it in the keypad! Not even gonna lie.

So if YOU don’t like giving out your phone number, stop getting mad when your leads do the same. 

Most of you are likely wondering now what? How can I nurture a lead that I haven’t even captured yet?

I tell agents in my Academy all the time,  “Get the lead before you get the call.”

We have agents in my Academy who are nurturing thousands of leads – at scale – and rarely ever have to go on listing appointments, because when the leads do call, they’re ready to buy, sell, and invest immediately. 

They don’t need to go through an interview because they’ve been interviewing you for the last six months. They may not be commenting on your social media posts or engaging at all, but they are watching.
